Happy New Year!

I hope your 2022 is off to a great start! I’m looking forward to a year of returning to travel, growing my real estate business, and hopefully throwing an in-person birthday party for my soon-to-be five-year-old daughter! What do you have on the calendar for 2022?

Winning a Contract in Today’s Market

If your plans include real estate this year, let me help! The market is still very competitive in the DMV. Super low inventory is still resulting in multiple offer scenarios on most properties.

Last week, I helped a client go under contract on a rowhouse in which we were competing against eight other offers. Our success came from writing a clean contract with limited contingencies, offering a higher earnest money deposit (EMD), proposing a fast close, and including a personal letter to the sellers.

So, even though the competition continues to be fierce, we have several tools to help us come out on top! Compass offers many benefits above and beyond other brokerages, including access to our private exclusive listings (off-market homes that can only be shared by a Compass agent directly with fellow Compass agents and their buyers) and other services to help you sell your property.

Let me tell you about Compass Concierge...

Compass Concierge — Get Top Dollar Out of Your Home in 2022

For my potential sellers out there, making a few updates on your home before putting it on the market is a great way to get more value out of your property. Of course, there’s a downside to that — spending money you may not have or be willing to dish out. Not to worry, because I have a solution for that — Compass Concierge!

What is Compass Concierge? It’s the hassle-free way to sell your home faster and for a higher price with services like staging, flooring, painting, and more. But the best part is you don’t have to front any cash for home improvements; Compass takes care of that, interest-free to you, and then recovers the costs at closing. Let’s look at an example of a seller who used Compass Concierge to get more value out of their home.

Four images, two of them are before renovating, a bedroom and a kitchen, and the other two are after renovations.

A seller in Shepherd Park was hoping to get $1.2M for their home, but their Compass agent estimated it would top out around $1.05M. After deciding on a list of items to improve and a budget of around $50K (fronted by Compass Concierge), renovations got underway. Five weeks later, the home hit the market at $1.195M, and shortly after, it sold for $1.256M — $61K over list price and a whopping $206K over the estimated price before leveraging Compass Concierge!

So, if you’re thinking about selling in 2022, now is the time to prepare for the spring market rush! Visit the Compass Concierge link at the bottom of this email for more information and case studies, or reply to this email to set up a time to talk!

Cat’s Reno Corner:

A Budget-Friendly Community Resource!

Most homeowners have a list of renovation projects they’d like to complete but often end up putting them off until finances permit. Well, guess what? You can give your home a facelift without breaking the bank!

Have you heard of Community Forklift? It’s a nonprofit reuse center for home improvement supplies. Not only is it an excellent resource for budget-friendly home renovations, but it is also an environmentally friendly option focused on reusing unwanted and salvaged materials. They have both an online and brick-and-mortar store with nearly everything you could need for your home improvement projects. Looking for a slab of granite to update your kitchen island? How about some tile to create a new look in your bathroom? Or maybe some patio furniture so you can host a summer barbecue! Trust me, they have it...and more!

A collage of images from Community Forklift finds - a bathtub, a vintage blue wooden door, a light sconce against a green wall, and several stainless steel appliances.
