DMV Housing Market News



If you haven’t been following the DMV real estate market since the pandemic began, one word sums it up: HOT!


After an initial slowdown in conjunction with the first lockdown, the frenzy took hold. For the last year and a half, buyers have been putting in offers well over list price and waiving contingencies just to be in the running among multiple contenders vying for the same property. Sellers have been in a prime position for getting maximum value out of their homes. But what goes up must come down...or at least that’s what happened in September when listings under contract and median sales prices both decreased by 4%. While it’s still very much a seller’s market, this trend may start to alleviate some pain points for aspiring buyers.

Can't find your perfect home? Or is a fully renovated home out of your budget? Spare not — some home improvements aren’t costly yet make a significant difference in value, function, and aesthetic!


Tip of the month: Don’t discount the impact paint can have on your home!


I recently worked with a client to remake her kitchen and living areas for less than $3000...and all we used was paint!


First, we decided to paint her kitchen cabinets a modern gray color using a DIY cabinet paint system from AMAZON! For $150 dollars and some sweat equity, we transformed her kitchen. It was surprisingly easy to paint the cabinets, and if you are like me and enjoy home renovations, it was a lot of fun to see the space transform before our eyes! Next, we will add a new modern backsplash — stay tuned for updates!



Second, we hired a company to paint the entire downstairs to update the space and create a more inviting and calming experience. We swapped out a soft yellow for a light gray-white color and just WOW!




The cabinet project only took two to three days to complete, and the painters refreshed the walls in a single day.


So, as you can see, new paint is a great option for homebuyers or sellers to help refresh and update a space without significant expense!
